Renter Questions
- How and by whom are rental rates set?
- Rental rates are set by shopping our competition both regionally and nationally, and setting rates appropriately in order to remain competitive. Rates may differ depending on the location and season.
- Is there a minimum night stay?
- Certain times of year and holiday periods require a longer nightÕs stay. Our online reservation system will typically note that after you have initiated an availability request. Please call our reservation department at (800) 634-2500 for more information.
- Do condo/vacation rentals include housekeeping?
- Most vacation rentals include basic housekeeping items, such as bedding and cooking utensils. But they usually do not include housekeeping services, although such services may be available as an extra option. Most hold renters responsible for cleanup on departure.
- Do I have to book condo/vacation rental months in advance?
- Absolutely not - you can book a last-minute vacation getaway, no problem! Of course, guests with favorite units often book months in advance to secure a particular favorite unit, and we do encourage guests to book early to get the best choice of lodging, especially around holidays and during peak seasons.
- How do I make a reservation?
- We take the reservation, send the confirmation, and are there at check-in when you arrive Ð just like a hotel experience. We have local check-in offices and full staff on-site to provide the highest service levels to guests, before, during, and after your stay. - How does renting a condo differ from renting a hotel room?
- An individual unit is more spacious than a hotel or motel room. You will have a fully equipped kitchen, pools, grills, and hot tubs at your disposal. However, in some cases you will not have valet parking, bell service, daily maid service (unless paying an additional fee), or room service.

- Who is buying condotel investments?
- Individuals interested in worry-free investing. People examining the condotel concept are also interested in an entity that could appreciate in value and potentially pay for itself in their portion of rental revenue. It is a vacation destination and one of the best real estate investments.
- How do condo-hotels differ from timeshares?
- Condotel investments are not like buying a timeshare. You possess whole-ownership in a purchased condo unit. At a timeshare vacation destination, you are a very small owner with only a right to a use. When you own a condotel unit you are the only owner and receive an actual deed to your property.
- How does owning a condotel (condo-hotel residence) differ from owning a traditional vacation apartment or condo?
- As a condotel unit owner, you are privy to the opportunity of using the hotel and resort amenities. At a normal condo project or vacation apartment site, you have to find things to do with your time and plan a vacation within your vacation. - Can you provide owners with rates and occupancy projections for the property they are considering?
- This has been one of our most frequently asked questions! This is also the most difficult to predict. We cannot guarantee or correctly predict occupancy. The economy, the weather, world conditions and many other factors play important roles. How often you use your unit yourself for your family and friends and at what time of the year is another important factor. Given the ideal circumstances, our experience has been that we achieve highest occupancy during spring and summer months. During the "slower" winter and fall months, we offer specials and discounts in an attempt to remain competitive with all other rental accommodations.
- How often can I use my unit?
- Owners may occupy their unit as much and whenever they desire, subject to availability.
- What is a Timeshare?
- A piece of real estateÑoften a fully furnished condominiumÑthat is jointly shared by multiple owners. While different types of timeshare ownerships exist, in general, each owner bears a portion of the responsibility, along with the right to a segment of time in which he or she is granted sole use of the property.
- What should I know about vacation rental sales tax?
- Start by contacting your city, county and state governments about requirements specific to your location. Ask about registering your property. Which governmental entities require registration for your area? Ask how much sales tax you should collect and how often these payments are due to the authorities. Generally, these taxes range from 5% to 15% tax on the total rent charges.
